DuraFlex Crown Repair in San Francisco, CA

DuraFlex Crown Repair: The San Francisco Owner’s Guide

DuraFlex chimney crown repair in San Francisco typically runs $340-$680 installed, depending on liner diameter and whether the chase top needs resealing. We stock DuraFlex-compatible crown repair kits and custom-fabricated chase covers on every service truck, and most repairs are completed in a single visit. Homeowners usually discover the problem during our first rain of October, when water that has been seeping through hairline cracks all summer finally drips into the firebox or stains the ceiling below.

Which DuraFlex Models This Applies To

DuraFlex crowns and chase tops are not universal. The part you need depends on whether your system is DuraFlex SW (stainless steel), DuraFlex HT (high-temperature), or the older DuraFlex Pro series discontinued in 2018. SW and HT use different collar diameters, 6-inch through 8-inch being the most common in San Francisco’s pre-war housing stock, and the collar height varies by series. The Pro series used a bolt-on collar that DuraFlex no longer manufactures, though we fabricate compatible replacements in our shop.

To identify your model, look for the stamped metal tag on the liner itself, usually visible from the firebox or cleanout door. If the tag is gone, measure the liner outer diameter and collar height, or call us. We carry both OEM DuraFlex replacement crowns and chase covers from Gelco and Olympia Chimney that meet the same 304-alloy spec. For most San Francisco chimneys exposed to salt air from the Pacific, we prefer the Gelco stainless chase cover with welded cross-breaks, it sheds water better than stamped OEM on flat crown applications.

Hearthstone Chimney Co. of San Francisco is an independent service provider. We are not affiliated with DuraFlex, though we have installed and repaired their systems since the brand entered the California market.

Signs Your DuraFlex Crown Repair Is Failing

  • Water in the firebox after rain. The crown or chase cover has lost its seal where the liner passes through. On DuraFlex systems, the silicone collar gasket hardens faster in San Francisco’s UV exposure than the manufacturer estimates for inland climates.
  • Rust staining on the exterior chimney face. When the crown cracks, water reaches the steel liner collar. DuraFlex stainless resists corrosion, but the collar hardware is galvanized and will weep rust down brick or stucco within two seasons.
  • Damp or musty smell from the fireplace in summer. A failing crown lets humid air into the chase year-round. In the Sunset and Richmond districts, where the marine layer sits heavy, this is often the first symptom owners notice.
  • Visible cracks or spalling on the concrete crown surface. The crown is meant to shed water away from the flue opening. Once cracks widen past 1/8 inch, freeze-thaw cycling, rare but real in San Francisco’s January cold snaps, accelerates the damage.
  • The metal chase cover is visibly bowed or ponding water. DuraFlex chase covers are built with a slight pitch, but after fifteen years of thermal cycling, the cross-breaks can flatten. Water that sits accelerates collar gasket failure.

Replacement Cost & What’s Included

Service Typical Range
DuraFlex crown reseal (gasket only, liner sound) $340-$480
Crown replacement with new DuraFlex-compatible chase cover $520-$680
Chase top rebuild with custom fabrication (non-standard dimensions) $680-$950
Level-2 camera inspection with photos $189 (waived with repair)

What drives the range: liner diameter, whether the existing chase cover can be salvaged, and access. Flat roofs in Pacific Heights or Telegraph Hill add rigging time. Steep Victorian pitches in Noe Valley or the Castro require extra safety setup. Every estimate is itemized before we start. The number on the estimate is the number on the invoice.

Our work is covered by the 90-Day Done Right Promise, in writing, no arguing. If the flue isn’t right, the fire isn’t right. Everything else follows from that.

DIY or Call Us?

A homeowner can safely check for the symptoms above and measure liner diameter from the firebox. What you cannot safely do is work on the crown itself. DuraFlex chase covers sit at height, on pitches that demand proper fall protection, and the collar gasket requires heat-rated silicone applied to a clean, dry surface. We have seen too many DIY reseals fail within six months because the old silicone was not fully removed, or because standard hardware-store caulk was substituted.

More critically, a crown that has leaked long enough may have rotted the chase framing or compromised the liner support. Our Level-2 inspection ends with photos you can see and a plain-English verdict. Done right, and we stand behind it. Call (855) 408-5567 for a free estimate.
